Small Habits That Keep HVAC Repair Bills Down
Most of the repair calls we run in Newmarket aren’t caused by bad luck. They’re caused by a handful of small things that got skipped. None of them cost much, and you don’t need tools for most.

1. Change the filter on a schedule, not when you remember
A clogged filter is behind frozen AC coils, furnaces overheating and tripping their high-limit switch, and blower motors burning out early. Write the date on the filter frame. For a 1-inch filter, check it monthly in peak season.
2. Keep the condensate drain clear
High-efficiency furnaces and ACs produce water. When the drain line or trap gets slimy or plugged, the furnace shuts down on a pressure switch fault, or water ends up on the floor. Pour a cup of warm water with a splash of vinegar into the trap opening once or twice a season.
3. Give the outdoor unit room
Keep about 60 cm (2 feet) of clearance around the condenser. Shrubs, fences and stored items choke airflow and make the compressor run hot.
4. Don’t use the thermostat like a gas pedal
Constant big swings in setpoint make the system short-cycle. Pick a comfortable temperature and a modest setback, and let it run.
5. Pay attention to new sounds and smells
Squealing, buzzing at the outdoor unit, a burning smell that lasts more than the first startup of the season, or a furnace that tries to light several times before it stays on. Caught early, these are usually a capacitor, a belt, or a dirty flame sensor. Ignored, they turn into a motor or a compressor.
6. Book the yearly visit
A technician catches the things you can’t see: weak capacitors, a cracked igniter, refrigerant slowly leaking, loose wiring. Our article on what happens during a maintenance visit goes through the full list.
