How Long Should a Furnace and Air Conditioner Last?

Nobody likes replacing a furnace or AC on short notice. Knowing roughly how long your equipment should last helps you plan for it instead of reacting in the middle of January.

Typical lifespans

  • Gas furnace: about 15 to 20 years.
  • Central air conditioner: about 12 to 15 years.
  • Heat pump: about 12 to 15 years, since it runs year-round.
  • Boiler: 15 to 25 years, cast iron often longer.
  • Tank water heater: 8 to 12 years.
  • Tankless water heater: 15 to 20 years with regular descaling.

These are averages. We see well-kept furnaces running past 25 years, and neglected ones failing at 10.

What shortens equipment life

  • Dirty filters and restricted airflow, which overheat furnaces and freeze AC coils.
  • Oversizing, which causes constant starting and stopping.
  • Skipping maintenance, especially on condensate drains and burners.
  • Hard water on tankless heaters without descaling.
  • Poor installation: wrong venting, wrong refrigerant charge, no start-up checks.

Signs it’s near the end

  • Repairs every season, or one big one (heat exchanger, compressor) on an old unit.
  • Rising energy bills with no other explanation.
  • Rust, water leaks and corrosion inside the cabinet.
  • Parts that are discontinued or very slow to get.
  • An AC still using R-22 refrigerant.

Planning ahead

If your furnace is 15+ years old, have it checked in the fall and ask for an honest assessment. Replacing on your schedule means you can compare options instead of taking whatever is in stock during a cold snap. Our post on comparing HVAC quotes might help.
