How to Compare HVAC Quotes Without Getting Burned
If you’ve collected a few quotes for a new furnace or AC in Newmarket, you’ve probably noticed they’re hard to compare. Different brands, different sizes, different “packages.” Here’s what to look at so you’re comparing the same thing.

1. Did anyone size the system?
A good contractor asks about your home, looks at windows and insulation, and does a heat-loss calculation. A quote that just matches the size of your old unit, without looking, is a warning sign. Oversized equipment short-cycles; undersized equipment can’t keep up on the coldest days.
2. Exact model numbers
“96% two-stage furnace” can mean several different models. Ask for the full model numbers of the furnace, AC or heat pump, and coil, so you can look up the specs yourself and compare like with like.
3. What’s included
- Removal and disposal of the old equipment.
- New venting, condensate drain and neutralizer if needed.
- Gas line and electrical work, including a new disconnect for an AC.
- Thermostat, filter cabinet, humidifier reconnection.
- Permits and the TSSA-required documentation.
- Line set for an AC: new or reused? Reusing is sometimes fine, sometimes not.
4. Warranty, in writing
Manufacturers offer parts warranties that often require registration within a set time. Labour warranty is separate and comes from the installer. Ask who registers the equipment and how long labour is covered.
5. Licensing and insurance
For gas work in Ontario, the contractor must be TSSA-registered and the technician licensed. Ask, and don’t be shy about it.
6. Be careful with door-to-door “deals”
High-pressure door-knockers and rental contracts with long terms and buyout fees have caught a lot of Ontario homeowners. Read any rental or financing agreement in full before signing.
